What we track

The register, the calendar and the file.

Building Maestro tracks the inspections and tests a commercial building is required to keep current, the preventive maintenance that keeps its systems running, and the records behind both.

I  ·  Required inspections

The systems on the register.

Elevators and lifts

State inspections and operating certificates, the periodic tests your maintenance contract calls for, and the elevator emergency phone.

Fire alarm and sprinkler

Fire alarm testing and monitoring, sprinkler and standpipe inspections, fire pumps, and portable extinguishers, with the reports your fire authority expects to see.

Backflow prevention

Testing of backflow assemblies by a certified tester, and the test report filed wherever your water provider requires it.

Boilers and pressure vessels

Inspections and the certificates that go with them, tracked by unit and by building.

Emergency radio and phones

Emergency responder radio coverage where your building requires it, plus elevator and area of rescue phones and the lines they depend on.

Generators

Inspection, testing and run records for emergency and standby generators and transfer switches.

St. Louis energy benchmarking

For covered buildings in the City of St. Louis: the yearly energy benchmarking submission and where the building stands against the city's building energy performance standards.

Requirements vary by building, system and jurisdiction. Part of the compliance review is confirming which ones apply to each of your buildings.

II  ·  What we do with it

Six things, kept current.

The register

Every required inspection in every building, with its authority, its interval, the last date, the next date and the document that proves it.

The calendar

Due dates set out ahead of time, so nothing is booked the week it lapses.

The vendor

We schedule a qualified vendor for each inspection: your current vendor, or one you approve.

The deficiencies

When a report comes back with findings, we get the repair quoted, bring it to you, and follow it until it is closed and documented.

The file

Reports, certificates and repair records filed against the asset and kept audit-ready.

The statement

One statement covering what was done, what it cost, what is due next and what is still open.

III  ·  Maintenance coordination

Preventive maintenance, on the calendar and in the file.

Buildings need more than inspections. We can put preventive and routine maintenance on the same calendar, book and confirm each visit with a vendor you choose or approve, and file the service ticket, photos and report against the equipment. Each building gets an equipment inventory with install years, warranties and service history. We coordinate that work. Qualified vendors perform it, licensed where required.

HVAC and rooftop units

Roofing

Plumbing

Electrical and infrared scans

Parking lots and exterior

Doors, docks and gates

Life safety equipment upkeep

Elevator maintenance visits

Repairs that come up along the way, like a roof leak or a failed compressor, are coordinated the same way: itemized vendor quotes and your approval before anything is scheduled.

Not sure what applies to your building?

That is what the compliance review is for. Tell us about your buildings and we'll set up a conversation.
