I  ·  The basics

The basics.

What does Building Maestro do?

We keep the register of every required inspection for your commercial buildings, set the due dates, schedule the qualified vendor, chase deficiencies and repairs to closure, keep the file audit-ready and send one statement. We can also coordinate preventive maintenance and keep the equipment and warranty records.

Do you perform the inspections?

No. Qualified vendors perform inspections, tests, maintenance and repairs, licensed where required. We schedule them, review the results and keep the record.

Where do you work?

We are starting in the St. Louis area.

What does the compliance review cost?

It depends on your buildings. We'll tell you the fee before anything is scheduled.

Is Building Maestro an emergency service?

No. For fire, smoke, an active alarm, a person trapped in an elevator or anyone in danger, call 911 and follow your building's emergency plan. See our Emergency page.
II  ·  Vendors and money

Vendors and money.

Can we keep our current vendors?

Yes. If your current vendors are qualified for the work, we can schedule and coordinate them and keep the record.

How is pricing set?

Every repair comes with an itemized vendor quote that you approve before work is scheduled. Our coordination fee is disclosed before you engage us.

Are any vendors related to Building Maestro?

Any relationship with a vendor is disclosed before you approve the work.

Will anything be scheduled or spent without our okay?

No. You approve every repair quote before work is scheduled.

Do you handle work beyond inspections?

Yes. We can coordinate preventive and routine maintenance, like HVAC service, roof inspections, infrared scans and parking lot work, and the repairs that come up, the same way: itemized vendor quotes, your approval and the records filed. Qualified vendors perform that work, licensed where required. See Maintenance coordination.

Do you perform maintenance?

No. We plan the calendar, schedule and confirm the vendor, collect the service ticket, photos and report, and keep the record. Qualified vendors do the work, licensed where required.

Do you track equipment and warranties?

Yes. Each building gets an equipment inventory with make, model, serial number, install year, warranty terms and expiry, service history and the documents for each unit.

Can you help with capital planning?

We keep the inputs: the age of each piece of equipment, its service history and the condition notes vendors leave after each visit. You, your property manager or a consultant you choose can build the plan from that record. Replacement decisions stay yours.
III  ·  Property managers, tenants and your information

Property managers, tenants and your information.

Do you replace our property manager?

No. We work alongside your property manager, or alongside you if you manage the building yourself.

I'm a tenant. Can you help?

We work for building owners, so questions about your space go to your landlord or property manager. You are welcome to tell us about your building.

Who keeps the records?

The register, reports, certificates, maintenance records, equipment records and repair records are kept for you as the owner.

How do you handle our information?

We share with a vendor only what it needs for the job. Please don't send access codes, alarm codes or key information through our web forms. See our Privacy page.
